WACC Meeting

Committee members voted to add Tommi Larrison to the WACC as an alternate.
Second notices will be sent to property owners with deed restriction violations. The observed violations include trash/refuse in yard; buildings that are not as specified; excessive livestock (possible problems with waste); operating a business with equipment stored in plain sight; a building located too close to property line; old cars in front yard; and septic system needing repair. If there is no response from the property owners, a third letter will be sent and the addresses of the violations will be included in the minutes of the WACC meeting which is posted on the WACC website. A response from the property owner, with a plan to rectify the problem, is what the committee wants to achieve.
It was suggested that the WACC should draw up operational guidelines. Frank Hanson and Al Lutterman will draft a document for the committee to consider.
Larry Whelan reported that links to other local websites have been added to the WACC website. These are primarily to provide access to information on what is happening or planned in neighboring communities. An additional site/sites will be made available to allow neighborhood committees to communicate with Whitetail residents. Larry will ask Sarah Wiese to participate in this effort.
The WACC account currently has $1,711.81. The committee still needs to get the account history (income/expenses). The old WACC checking account bank statements, along with the old check book have not been received by the WACC from Leslie Hans, the former treasurer. The bank balance submitted by Leslie Hans with her resignation on February 6, 2007 is several hundred dollars more than the check given to the WACC by Bill Durr. The moneys in the WACC account are the property Whitetail Estates and must be accounted for by the WACC for the residents of Whitetail. Some WACC members felt Sarah Weiss received money from Mrs. Hans for the costs incurred by her meeting on roads around our area. However others did not believe this was true, being that Sarah Weiss was present at the WACC meeting on February 6, 2007 when Leslie Hans's resignation letter was read and accepted and would have known that Leslie was not authorized to write checks on the WACC account. Larry Whelan will e-mail Sarah Weiss asking her to get in touch with Leslie regarding the documents.
Frank Hanson has received an engineering estimate for the design of a water distribution system for the subdivision. ALM Engineering, in Austin, has a contract proposal of $103,080 to provide a biddable design package. The committee will need these design documents in order to receive meaningful cost estimates for the water system instead of the "guesstimates" received in the past.
The committee feels it will be necessary to request additional funding to support activities related to our core mission "Preservation of Value in Whitetail." If any legal actions are needed to achieve compliance with deed restriction issues (such as those noted in Item 2), the current balance in the WACC account will be quickly depleted. It has been suggested that $50.00 be solicited from each property owner.
